5,000 SF street-level fit-out within new multi-use parking structure in Lowell, MA. Garcia-Brogan’s represents a unique dining experience consisting of two distinctly different seating areas – an Irish pub and a Mexican Cantina. Programmed spaces included full-service restaurant with reception/ waiting area, and two distinct seating and bar areas. Back-of-house spaces consisted of commercial kitchen, walk-in cooler and freezer, and associated dry goods storage.
The Royal Sonesta is a high rise hotel on the Charles River in Cambridge with more than 400 luxurious guest rooms. Ten million BTU’s worth of high efficiency, modular, condensing boilers replaced the existing heating plant to produce a significant reduction in annual fuel usage. A study was performed to assure an adequate natural gas supply was available. Renovation of approximately 3,000 SF of lounge and bar area. Highlights of the electrical design included specification of decorative lighting and controls, branch circuitry to serve appliances/equipment at the bar, and extension of the existing basebuilding fire alarm system.
 Phase-1:Renovation and addition to existing Tirrell Room function hall, including new fullservice commercial food-prep kitchen, multiple wet bars, dance floor / band area, bathroom facilities, and associated storage and cooler rooms. Phase-2: Addition to create new Member’s Lounge. Program included second full-service commercial food-prep kitchen, wet bar area, card and game room, bathroom facilities, administrative offices, and associated storage and cooler rooms.
 Approximate 3,000 SF fit-out of street level shell space within the Butler Bank Building. MEP-FP design effort included full service commercial restaurant complete with interior and exterior grease traps, kitchen hood, grease laden exhaust duct, make-up air equipment, dry fire suppression and alarm system, natural gas isolation valves, negative kitchen pressurization, decorative lighting, plumbing for kitchen equipment, natural gas distribution, and dual temperature hot water to accommodate dishwasher.
