110,000 SF commercial building previously owned and occupied by ThermoFisher Scientific – sold in the spring of 2009.
Previously the building engineer for Thermofisher Scientific, Avid was retained by new building owner - R.J. Finlay & Co. to evaluate proposed conversion to multi-tenant occupancy. Avid performed due diligence evaluation of MEP-FP infrastructure and identified options for tenant metering and delineation of systems.
TMS Architects worked in parallel to assess building egress and accessibility issues associated with a multi-tenant environment.
The MEP-FP analysis reviewed code requirements and potential energy conservation measures with a focus on introducing elements of sustainable design such as cogeneration, geothermal earth coupling and photovoltaic energy conservation.
Evaluation included energy modeling, life-cycle cost analysis, simple payback analyses and budgetary construction cost estimates.
